The flood water recedes...

We received word this week that the source of the flooding has been located and fixed. The water came from the laundry area adjacent to the hall/living room and not from cleaners after all. Good news is that the laundry problem has been fixed and when the slab is dry enough, the new boards will go down. This is likely to occur this coming week and shouldn't cause any further delays. This has however added a few extra items to our inspection list... to check all the cabinetry in the laundry for water damage.

The door handle is being replaced and is likely to require a new door, which is readily available so we are told.

The painters should have been there today and will finish up Monday. Roof plumbers will be back to finish off gutters etc next week and the brickies next week to fix up a few defects. Renderers should come the following week and wait for it…

QA within 2 weeks....!!!!

I’m on school holidays now so its going to be a flurry of furniture, curtains, landscaping and packing. Bring it on J

Get a handle on things!

There has been a flurry of activity this week at our place. All of the floorboards have been ripped up and you can see the offending water patch in the photos below. Luckily there does not appear to be any damage to the kitchen cabinetry or anywhere else. 





All of the old boards in the rubbish...

Unfortunately as i drove past the other day i noticed that we finally have the front door handle and lock. The lock is great but the handle is the wrong one and the attachment points on the new one are further apart than this one so the door will have to be patched or replaced entirely. 


Cant believe our luck. I mean, how hard is it to order the correct door handle and then even check before putting it on. This 'wrong' handle has been on order for a few weeks too.

On a positive note, the ensuite bath hob has finally been fixed and the bath now fits. You may also remember that the bath tap did not reach the bath previously. This has now been rectified. Hooray. 

Lovely big bath... cant wait to get in and have a soak in it!


The house is literally covered in dots put there by our SS and CM. Mostly they are painting flaws to fix up. Apart from the bamboo floors, render on the outside, the soft close toilets and a few other bits and pieces there's not much else to do.

Here's hoping for some quick work...and no more problems!

Just when you thought it was safe to go in the water...

The water ruins your beautiful bamboo flooring!


I drove past the house on my way home last night and it was open. I took the opportunity to go and see if any of the work planned has been completed.


I'm glad I went in, the cleaners had been and I must have just missed them judging from the still wet tiled floors. Well, that and the water damaged, squelchy bamboo floors in the hallway.


How absolutely devastating! They boards are lifting in a few places. See the photos below.





So Cam rang our SS only to be told that "it was very unlikely that it was the case". aka your wife is a liar! Hows that for good customer service?!? So Cam himself stopped into take these photos and we sent a rather curt email to our SS, CM and CSC last night informing them of the issue and supplying the above photos.

Very early this morning we go an email from the SS saying he was on his way to investigate. A phone call from him later this morning confirmed that what was "very unlikely the case" what actually well and truly the case. 

Cut a long story short, the cleaners deny culpability, there was no other trades in the house since our SS visited a few days ago and a substantial part of the floor will have to be replaced. This will add a week or so to our build which is really disappointing.

Totally floored!

The carpets and bamboo boards are in and look fantastic!!!
Study with carpet laid - Andrew Carpet in Karaoke (charcoal) colour! We didn't upgrade the carpet at all apart from the upgrade included in the promotion. With kids etc we figured we would probably upgrade to nicer wool carpets when the kids are older.

Sitting room. Stainless steel flange still to go on Jetmaster and bottom half of stairwell will be painted royal beige half again. I'm seriously loving this room!!!

Style Bamboo Engineered Boards in Coffee colour! The is the only section I could photograph as all the other areas are covered by cardboard to protect them which is good. I really love our choice of both the bamboo boards which are the toughest natural wood flooring (they're not laminate covered but strand woven bamboo) available and again suitable for kids! The upgrade to get these wasn't cheap, but it was sooo worth it.

Rumpus Room. Not sure what the white lines are...a result of the laying process? I hope they'll go away !

ps.. On another note... A Metricon house in our street where we rent got broken into and vandalised a month ago. Broken windows and doors, pant thrown all over the floors and walls amongst other damage. There were police canvassing the area and the fence that had been taken down to prepare for handover (they were probably a few weeks away from handover) was swiftly put back up! They were also approaching a 12 month build time. Today when I drove past on my way home, I noticed that most of the carpet has been pulled up and a large pile of broken plaster from the walls was out the front. How awful would that be? So close but so far! I feel so bad for the owners.

That's not a weed... this is a weed!

Well, there's been quite a bit happening at the moment. 


Last Friday the gas meter and the floor boards were delivered for installation. 


We also had another (see the last post on this HERE) call from a company on M's behalf doing a 'survey' (ahem!) about our SS and satisfaction with the company and build. Same stupidly worded questions requesting a Yes or No answer.  Replies are unlikely to be Yes until we handover and are in a position to truelly assess all areas etc.  Given me a 1 to 5 if your really looking for any real feedback.  Generally the feedback was avg at this stage especially regarding the SS and his communication (or lack thereof!!!).


Called the CM for a chat today, who conveniently had just arrived at our place doing his checks - I suspect on his/our SS - and he confirmed the guys were laying the bamboo boards as we spoke. Not to be out done the carpet guys were there laying the carpet (ok probably didn't have to add that they were laying the carpet...they weren't going to be doing much else!) as were the renderers and brickies touching up a few things. Standing room only at our house today.


Boards waiting to be laid... Hopefully the carpet guys didn't need to get in the study before they laid the boards?


Remember this little old thing (previous blog posts, HERE, HERE & HERE...). Its been placed up against a brick wall... thankfully its the neighbours garage not our gorgeous façade!!!


We can't wait to inspect all this work later on this week.


While M has been arranging work to be done we have been busy arranging fence quotes and meeting with landscapers discussing our vision of the finished product. Met with two guys both similar ages (to each other and to me & with kids). Both were very informative and knowledgeable about what works with a couple of ankle biters. Now we need to pick one ???


We are also after some recommendations for concreters if anyone has a good one in the Inner E/SE Melbourne suburbs.


Oh and note to self - need to get some weed killer before the below really take hold - good soil at least....
